Covington, LA Real Estate Market Update — August/September 2026

If you have been wondering whether the Covington real estate market is slowing down, shifting toward buyers, or still favoring sellers, the latest numbers give us a pretty good picture.

The market is still active, but buyers are being more selective. At the same time, available inventory has actually fallen compared with both last month and last year. That combination makes pricing, condition and marketing especially important for sellers—and creates opportunities for buyers who understand where they have negotiating room.

What Does This Mean for Covington Home Buyers?

For buyers searching for homes for sale in Covington LA, there are choices—but there is less inventory than there was a year ago.

One number I find particularly interesting is the difference between the $399,000 median price of active listings and the $350,000 median price of homes that actually sold. These aren't necessarily the same homes, so you shouldn't interpret that $49,000 difference as the typical seller discount. Recent comparable sales, condition, location, days on market and competition for an individual property matter much more than the asking price alone.

With homes taking a median 34 days in RPR, buyers may have negotiating opportunities on certain properties, particularly homes that have been on the market longer or need updating. But a well-priced home in a desirable Covington neighborhood can still attract competition.

What Does This Mean for Covington Home Sellers?

The numbers aren't telling me that sellers should sit on the sidelines.

However, buyers have choices and are taking more time to make decisions. That's why simply putting a home on the market and hoping for the best isn't a good strategy.

The first few weeks matter.

A home needs to be priced correctly based on recent Covington home sales, positioned against its current competition, presented professionally and marketed where today's buyers are actually looking.

Overpricing at the beginning can cost a seller valuable exposure during the period when a new listing normally receives the most attention.

Are Covington Home Values Increasing?

RPR's median estimated property value for August was $326,000, unchanged from the previous month and up 0.4% over the previous 12 months. RPR also makes an important distinction: this is an automated valuation estimate and not a formal appraisal. Covington_AugustSeptember_Marke…

That's why an online estimate alone—whether it comes from RPR, Zillow or another automated valuation system—doesn't tell the complete story about what an individual home could sell for.

Two homes in Covington with similar square footage can have very different market values because of neighborhood, lot, condition, renovations, age, flood considerations, amenities and recent comparable sales.

One Number I'm Watching Closely

The decline in available inventory may be one of the more important numbers in this month's report.

So this isn't simply a story of "low inventory equals a hot seller's market." We're seeing fewer available properties and fewer completed sales. That's why I believe it's more useful to look at the entire local market rather than one headline number.
