Covington, LA Real Estate Market Update – September/October 2026

by Sam Schulz

The Covington real estate market continues to show some interesting changes as we move into the final months of 2026. Home prices are rising, inventory is tightening, and homes are taking longer to sell. For buyers and sellers, understanding these changes can make a real difference when deciding what to do next.

According to the latest Realtors Property Resource (RPR) Market Trends Report, the median sold price in Covington reached $365,000 in September, an increase of 4.3% from August. At the same time, available housing inventory dropped to 3.9 months, keeping the market slightly in favor of sellers.

But there's more to the story than rising prices.

Covington Housing Market at a Glance

Here are the September 2026 numbers I'm watching:

Median Sold Price: $365,000

Home prices increased 4.3% compared with August, when the median sold price was $350,000.

Median Active List Price: $389,000

The median asking price of homes currently on the market decreased 2.5% from the previous month.

Months of Inventory: 3.9

Housing inventory decreased 2.7% from August and is down 21.1% compared with September 2025.

Median Days in RPR: 63

Homes took considerably longer to sell, with the median increasing 85.3% from August's 34 days.

Sold-to-List Price: 98.1%

Homes sold for a median 98.1% of their asking price, indicating that sellers are still receiving offers relatively close to their listed prices.

81 Homes Sold in September

The market recorded 81 sales and 351 active listings in September, compared with 81 sales and 365 active listings in August.

What Does This Mean for Covington Home Buyers?

If you're searching for homes for sale in Covington, LA, the current market presents some opportunities worth considering.

Although inventory has declined, homes are spending more time on the market. The median increased from 34 days in August to 63 days in September.

That's an important change.

When a property sits on the market longer, buyers may have more opportunities to negotiate on price, closing costs, repairs or other contract terms. That doesn't mean every seller is willing to negotiate, but it does mean buyers should take a closer look at properties that have been available for several weeks.

The median active list price of $389,000 also shows that there are opportunities across a range of price points. However, buyers should remember that the median asking price and median sold price represent different groups of homes and shouldn't be used to calculate an expected discount.

Whether you're looking for a home near downtown Covington, a newer property in TerraBella Village, or a home with more land outside the city, understanding recent comparable sales is one of the best ways to determine whether a property is priced correctly.

What Does This Mean for Covington Home Sellers?

For homeowners considering selling in Covington, the latest numbers offer some encouraging news.

The median sold price increased to $365,000, and available housing inventory is more than 21% lower than it was a year ago.

However, the increase in days on market tells us that buyers aren't necessarily rushing into decisions.

That's why pricing your home correctly from the beginning is so important.

Buyers today have access to more information than ever before. They can compare homes on Zillow, Realtor.com, Homes.com and local real estate websites before ever scheduling a showing.

If your property is priced above comparable homes without offering something additional in condition, location or amenities, buyers may simply move on to the next listing.

Professional photography, accurate pricing, property preparation and strong online marketing can all help a home stand out.

After more than 20 years in real estate, I've seen how much difference the right pricing and marketing strategy can make. The goal isn't simply to get a home listed. It's to position that property to attract qualified buyers and negotiate the best terms possible.

Are Covington Home Values Still Increasing?

One of the more interesting numbers in this month's report is the difference between median sold prices and estimated property values.

The median sold price increased 4.3% from August to September, reaching $365,000.

However, RPR's median estimated property value was $326,990, increasing just 0.3% from the previous month and 0.7% over the past 12 months.

These numbers measure different things.

The median sold price reflects the middle price of homes that actually sold during the month. Changes in the types, sizes and price ranges of homes sold can influence that number.

Estimated property values are based on automated valuation models and broader property information. They are not formal appraisals.

This is why I caution homeowners against assuming that an increase in the median sold price automatically means their individual home has increased in value by the same percentage.

Your home's market value depends on its location, condition, square footage, lot size, updates and recent comparable sales.

Is Covington a Buyer's or Seller's Market?

With 3.9 months of housing inventory, Covington remains slightly in seller's market territory according to the latest RPR report.

But the market is showing mixed signals.

Inventory continues to decline, which generally benefits sellers. At the same time, homes are taking longer to sell, and the number of completed sales remained unchanged from August.

The median list price of newly pending properties also increased to $397,676 in September, up 13.6% from August. This suggests that the mix of properties going under contract shifted toward higher asking prices, although their final selling prices are not yet known.

For buyers, this means opportunities may exist, particularly on properties that have been on the market longer.

For sellers, it means the market can still support a successful sale, but pricing and presentation matter.

What Is My Covington Home Worth?

One of the most common questions I hear from homeowners is, "What could my home sell for in today's market?"

The answer depends on more than the average or median price for Covington.

Homes in neighborhoods such as Flower Estates, TerraBella Village, Versailles, Tallow Creek and other Covington communities can have very different values depending on their location, condition and features.

An accurate market analysis should consider recently sold properties, current competing listings, pending sales and the characteristics of your particular home.

Online estimates can provide a starting point, but they don't always account for renovations, property condition, lot differences or other factors that influence what buyers are willing to pay.

If you're considering selling, having a current comparative market analysis prepared before making a decision can help you understand your options.
