Five months of supply provides considerably more selection than the tighter conditions Hammond experienced several years ago.

That's useful because pending properties tell us where buyers are actually writing contracts—not simply what sellers are asking.
It also suggests that even though the overall median sold price was $239,750, buyers were putting higher-priced properties under contract during August.
Those contracts haven't necessarily closed yet, so we won't know their final sales prices until they do.
190 Active Listings and 34 August Sales
The activity chart on page 8 gives us another perspective on what's happening.

That combination—more listings and fewer monthly sales—is something sellers should pay attention to.
It doesn't mean homes aren't selling. They clearly are.

When I prepare a market analysis, I'm looking at things such as recent comparable sales, active competition, pending properties, location, square footage, condition, upgrades, lot characteristics and how similar homes are performing.

Should You Buy a Home in Hammond Right Now?
If you're financially prepared to buy and plan to stay in the home long enough for ownership to make sense, increasing inventory gives you something buyers haven't always had: more choices.
Rather than trying to predict exactly where prices or mortgage rates will be several months from now, concentrate on the individual property.
Is it priced correctly?
Does the monthly payment work?
How does it compare with other available homes?
Does the property meet your long-term needs?
