RPR's estimated property value increased 1.1% from the previous month and 2.6% over the previous 12 months. It's important to remember that RPR's estimated property value is generated by a valuation model and isn't a formal appraisal.

What Does 4.61 Months of Inventory Mean?

Inventory is one of the numbers I watch closely because it helps tell us how much competition exists between buyers and sellers.

Hammond had 4.61 months of housing inventory in July, which was 6.2% higher than a year earlier. RPR still classifies the overall Hammond market as a seller's market.

For buyers, additional inventory can mean more homes to compare and potentially more negotiating opportunities.

For sellers, increased inventory means your property has more competition. Simply putting a home on the market isn't enough. Pricing, presentation, photography, online exposure and a strong marketing strategy become increasingly important.

Hammond Home Buyers: You May Have More Opportunity

If you've been waiting to buy a home in Hammond, this market deserves a closer look.

Homes had a median of 48 days in RPR, down 15.79% month over month, while properties sold for a median 98% of their list price.

That 98% figure is particularly useful. Buyers shouldn't assume every seller will accept a large discount, but it also shows that the final selling price and asking price aren't always identical.

Depending on the individual property, its condition, time on market and seller's circumstances, there may be opportunities to negotiate price, closing costs, repairs or other terms.

Hammond Home Sellers: Buyers Are Still Buying

There is good news for homeowners thinking about selling.

The RPR report shows 44 sales during July compared with 175 active listings, demonstrating continued transaction activity.

The median active listing price was $255,900, up 0.4% month over month.

However, the median sold price moved down to $250,602, an 11.4% month-over-month decline. One month's movement shouldn't automatically be interpreted as a change in an individual home's value because the mix of properties sold can change substantially from month to month.
