One of the most important numbers is the 98.1% sold-to-list-price ratio. Homes are selling relatively close to asking price overall, but buyers and sellers should not interpret that as meaning every property can command its original asking price. The difference between the $460,000 median price of homes currently for sale and the $367,000 median price of homes that actually sold does not mean sellers are taking a $93,000 discount. These figures measure two different groups of properties. Instead, they show that the mix of homes currently on the market is priced at a higher level than the mix of homes that recently closed.
That's one reason an individual home valuation should be based on comparable properties rather than the citywide median alone.
Buyer Activity Is Still There
Another encouraging sign is what is happening with pending sales.
The median list price of properties newly going under contract during August was $439,900, up 19.7% month over month.
