After more than 20 years in real estate, one thing I’ve learned is that the headline numbers never tell the entire story. What matters is what those numbers mean if you’re the person trying to buy or sell a home in Mandeville right now.

For sellers, there is some encouraging news.

But this isn't a market where I would recommend simply putting a high price on a home and waiting.

For sellers, the lesson is straightforward: your initial pricing strategy matters.
A properly priced and well-marketed home can still attract serious buyers. An overpriced property risks sitting on the market while buyers move on to competing homes.
If you're considering selling, don't base your asking price solely on an online home-value estimate or what a neighbor sold for months ago. I would look at your specific neighborhood, recent comparable sales, current competition, condition and the price range where buyers are actually making offers.
What Does This Mean for Mandeville Home Buyers?
Buyers shouldn't interpret “seller's market” as meaning there are no opportunities.

But it does tell me buyers should evaluate each home based on recent comparable sales, condition, time on market and competing inventory rather than assuming the asking price is the final price.

Are Mandeville Home Prices Going Up or Down?
This is where looking at more than one statistic is important.

So I wouldn't describe Mandeville home values as simply “rising” or “falling” based on one month.
The better description is that prices remain relatively resilient, while buyers have become more selective and negotiation is part of the market again.
What About Pending Home Sales?
This is another number I'll be watching closely next month.

My Take on the Mandeville Market
Mandeville continues to have something both buyers and sellers can work with.
Sellers: Inventory remains relatively tight, but buyers are price-conscious. Pricing correctly from the beginning and making your home stand out against competing listings are increasingly important.
Buyers: You have choices, and the sold-to-list ratio suggests there can be negotiating opportunities. But with inventory at only 3.23 months, don't assume every attractive, correctly priced property will sit around waiting for a lower offer.
