What Buyers and Sellers Should Know About the Mandeville Housing Market

The Mandeville real estate market continues to show strong buyer activity heading into August 2026. For homeowners considering selling, buyers searching for homes for sale in Mandeville, Louisiana, and families relocating to the Northshore or Greater New Orleans area, the latest numbers provide some encouraging signals.

According to the latest RPR Market Trends Report, the median sold price in Mandeville reached $425,000 in July, while the median time on market fell to only 12 days. Homes sold for approximately 98% of their asking price, and available inventory stood at 3.68 months.

Those numbers tell us something important: Mandeville homes are still moving, but pricing correctly matters.

Mandeville Real Estate Market at a Glance

Here are the key July 2026 numbers for single-family homes, condos, townhouses, and apartments included in the RPR report:

Mandeville Market Statistic July 2026
Median Sold Price $425,000
Median Days in RPR 12 days
Sold-to-List Price 98%
Months of Inventory 3.68 months
Median Active List Price $399,000
Median New Pending List Price $440,000
Median Pending List Price $445,000
Median Estimated Property Value $383,880

The median estimated property value increased 3.7% over the previous 12 months, according to RPR. It's important to remember that this is an automated market estimate—not an appraisal or an individual home's market value.

The big takeaway

Mandeville remains an active market.

With only 3.68 months of available inventory and homes reaching a median sale price of $425,000, buyers are still purchasing homes while sellers continue to achieve prices relatively close to their asking prices.

Mandeville Home Prices Reach $425,000

One of the biggest numbers in this month's report is the $425,000 median sold price, an increase of approximately 0.7% from the previous month.

Meanwhile, the median list price of active Mandeville properties was $399,000, down approximately 1.5% month over month.

That difference doesn't mean the typical $399,000 listing is selling for $425,000. These figures represent different groups of properties. What they do show is that buyers are actively purchasing homes across Mandeville's price ranges.

For homeowners considering selling a home in Mandeville, the numbers reinforce why a property-specific market analysis is more useful than simply relying on an online estimate.

Two homes a few streets apart can have very different values based on condition, renovations, square footage, lot, location, amenities, and recent comparable sales.

Homes Are Selling Faster in Mandeville

One of the most encouraging statistics for sellers is the decline in marketing time.

The median number of days in RPR fell to just 12 days, a 29.41% month-over-month decrease.

That doesn't mean every Mandeville home will sell in 12 days.

Homes that are overpriced, need substantial updating, or aren't marketed effectively can still remain available much longer. But the median indicates that buyers are willing to act quickly when the right property comes onto the market at a price they consider reasonable.

For sellers, your first few weeks on the market remain extremely important.

Professional presentation, accurate pricing, quality photography, strong online exposure, and making the property easy for buyers to see can all contribute to a successful sale.

Are Mandeville Sellers Getting Their Asking Price?

They're getting close.

The RPR report shows a 98% sold-to-list price ratio for July.

For example, 98% of a $425,000 asking price would equal approximately $416,500.

However, that's simply an illustration. Individual transactions vary considerably depending on the property and negotiations.

The broader message for sellers is important: pricing a home correctly from the beginning matters.

Starting significantly above market value with the expectation that buyers will simply negotiate downward can reduce activity during the period when a new listing typically receives its greatest exposure.

Mandeville Housing Inventory: 3.68 Months

Mandeville had 3.68 months of housing inventory in July, down 1.6% from the previous month and 1.3% from a year earlier.

Months of inventory estimates how long it would take the market to absorb available homes based on the pace at which properties typically go pending.

The RPR report's market indicator places Mandeville toward the seller's-market side of the spectrum, rather than the buyer's-market side.

For consumers, this means neither buyers nor sellers should assume they automatically control the negotiation.

Buyers: You have choices, but desirable and appropriately priced homes can move quickly.

Sellers: Demand remains healthy, but buyers still compare your property carefully against competing homes.

Pending Sales Show Buyers Are Still Active

Another number worth watching is the price point of properties attracting offers.

The median list price for homes that newly went pending during July was $440,000, up 7.6% from the previous month.

At the end of July, the median list price of all pending properties was even higher at $445,000, a 4.2% month-over-month increase.

That's a positive sign for the middle and upper-middle portions of the Mandeville housing market.

It also closely matches what many consumers searching for Mandeville homes in the $400,000–$500,000 range are seeing: this remains an important segment of the local market.

What Does This Mean if You're Buying a Home in Mandeville?

If you're searching Zillow, Realtor.com, Google, or other websites for homes for sale in Mandeville LA, the latest numbers suggest being prepared before you find the right property.

With a median marketing time of only 12 days, waiting several days to schedule a showing could matter on an attractive, properly priced home.

Before seriously shopping, buyers should consider getting financing lined up, determining a comfortable monthly payment, understanding insurance and property-tax costs, and establishing a strategy for making an offer.

Most importantly, don't evaluate a property based only on its asking price.

We can help you examine comparable sales and current competition before deciding what a home may actually be worth.

Is Now a Good Time to Sell a Home in Mandeville?

For many homeowners, the current numbers make it worth having the conversation.

A $425,000 median sale price, 98% sold-to-list ratio, 12 median days in RPR, and 3.68 months of inventory indicate an active market.

But your home's potential selling price depends much more on your individual property than Mandeville's overall median.

If you're thinking:

"What is my Mandeville home worth?"

or

"How much could I sell my house for?"

we can prepare a local comparative market analysis based on recent sales, competing listings, pending properties, your home's condition and its specific features.

That's considerably more useful for making a selling decision than relying on a citywide median or automated valuation alone.

221 Active Listings and 61 Sales in July

The RPR activity chart provides another useful look at what's happening.

Mandeville recorded 221 active listings and 61 sales in July 2026. In June, the chart showed 228 active listings and 79 sales.

The longer-term chart on page 8 is particularly interesting because it shows that active inventory has rebuilt substantially from early 2026 levels, while transactions continue to occur.

That's good information for both sides of a transaction.

Buyers have inventory to consider.

Sellers have buyers—but also competition.

Moving to Mandeville or the Louisiana Northshore?

People searching for Northshore real estate often compare Mandeville with neighboring communities including Covington, Madisonville, Slidell, Abita Springs and Lacombe.

Each market—and often each neighborhood—can behave differently.

That's where working with a local real estate professional becomes valuable. Instead of looking only at broad national housing headlines, we can help you understand what's happening in the specific Northshore communities and price ranges you're considering.

If you're relocating from the Greater New Orleans area to the Northshore, we can also help you compare available homes and communities across St. Tammany Parish rather than limiting your search to one city.

Mandeville Real Estate Outlook Heading Into August 2026

Based specifically on the July RPR numbers, we see a market with relatively limited inventory, quick median marketing times and continued buyer activity.

The median sold price increased to $425,000, while properties that went pending carried a $440,000 median asking price. Inventory slipped slightly to 3.68 months.

For sellers, that creates opportunity—but pricing and marketing remain critical.

For buyers, there are homes available—but being prepared to act when the right one appears is important.

And for homeowners who aren't ready to sell yet, this is still a good time to understand what your property may be worth so you can make informed plans for the future.
