Mandeville, LA Real Estate Market Update – September/October 2026

The median home sold for $382,500, representing an 8.1% decrease from the previous month.

That's a noticeable monthly adjustment, but it doesn't necessarily mean every home in Mandeville has lost 8% of its value.

Median sales prices can fluctuate depending on the types of homes that close during a particular month. If more moderately priced homes sell and fewer luxury properties close, the median can decline even when individual property values remain relatively stable.

In fact, RPR's estimated median property value for Mandeville increased to $387,000, up 0.5% over the previous month and 3.4% over the past year.

This difference is important. Closed sale prices reflect the homes that actually sold, while estimated property values are calculated using broader market data.

For homeowners wondering what their Mandeville home is worth, the most reliable starting point is a comparative market analysis using recent sales of similar properties in their neighborhood.

Is Mandeville Still a Seller's Market?

According to RPR, Mandeville remains a seller's market, with 3.24 months of available inventory.

Months of inventory measures approximately how long it would take to absorb the available homes based on the market's recent pace of pending sales.

Generally, lower inventory favors sellers because buyers have fewer properties to choose from.

However, having a seller's market doesn't mean sellers can ignore pricing.

The September numbers show that homes sold for approximately 96.1% of their asking price, and the median marketing time increased to 37 days.

This tells me buyers are taking a closer look at value before making offers.

For sellers, the advantage of limited inventory is still there, but successful sales increasingly depend on accurate pricing, property condition, and effective marketing.

What Mandeville Home Sellers Need to Know

If you're considering selling your home in Mandeville, the September market report offers both encouraging news and a reason to be realistic.

There were 191 active listings at the end of September, compared with 201 in August. Meanwhile, closed sales increased from 58 to 64.

That tells us buyers are still purchasing homes, even as the market adjusts.

But with homes taking longer to sell and buyers negotiating below asking prices, setting the right price from the beginning has become increasingly important.

A seller should pay particular attention to three things:

  • Recent comparable sales: What have similar homes actually sold for in the past 30 to 90 days?

  • Current competition: How does your home compare with other available properties in your price range?

  • Presentation and marketing: Are professional photography, accurate property descriptions, online exposure, and property condition helping your home stand out?

One of the most common mistakes I see sellers make is pricing their property based on what they hope to receive rather than what current market conditions support.

In today's Mandeville real estate market, the first few weeks of a listing can be especially important.

What Mandeville Home Buyers Need to Know

For buyers searching for homes for sale in Mandeville, September's numbers suggest there may be opportunities to negotiate.

With homes selling at 96.1% of their asking price, some buyers are successfully purchasing below list price.

That doesn't mean every property will sell at a discount. Homes that are well-maintained, correctly priced, and located in desirable areas can still attract serious interest.

But buyers should feel comfortable evaluating a property's market value before submitting an offer.

A good buying strategy includes reviewing recent comparable sales, understanding how long a property has been listed, evaluating its condition, and considering whether the seller may be willing to negotiate repairs or closing costs.

For buyers relocating to the Northshore from New Orleans or Metairie, Mandeville offers a variety of housing options, from established neighborhoods near Lake Pontchartrain to larger properties and newer communities farther north.

The important thing is finding the right property at a price that makes sense for your budget and long-term plans.

Pending Sales Suggest Continued Buyer Activity

One of the more interesting developments in September involves homes going under contract.

The median list price of newly pending properties increased 9.3% to $426,250.

The median list price of all pending properties at the end of September was $425,000, up 9% from the previous month.

This is worth watching because it suggests the mix of properties attracting buyers in September included higher-priced homes than in August.

It also illustrates why we shouldn't judge the direction of the entire Mandeville market based on one month's median closed sale price.

While September's completed sales had a lower median price, the homes moving under contract were listed at higher median prices.

Those pending transactions will help provide a clearer picture of market direction once they close.

Are Mandeville Home Values Increasing or Decreasing?

For homeowners in Mandeville, the answer depends on which measurement we're discussing.

September's median sold price declined, but the estimated median property value increased 3.4% over the previous 12 months.

At the same time, the median asking price for active listings remained relatively stable at $399,000.

These figures suggest a market that is adjusting rather than one experiencing a uniform decline in property values.

Homes in Old Mandeville, Beau Chêne, Greenleaves, Forest Brook, Beau Pré, Beau Rivage, and other surrounding communities may perform differently depending on location, condition, size, and available competition.

A neighborhood-specific analysis is far more useful when determining an individual home's value than relying solely on citywide statistics.

My Outlook for the Mandeville Housing Market

As we move further into the fall of 2026, I'll be watching inventory, pending sales, and the difference between listing prices and actual selling prices.

The current numbers suggest Mandeville still has relatively limited inventory, but buyers are becoming more selective.

For sellers, that means pricing and presentation deserve careful attention.

For buyers, it means opportunities may exist, particularly when a property has been on the market longer than comparable homes.

For homeowners who aren't planning to move, keeping track of these monthly changes can help you understand how your property's potential resale value is evolving.

The Mandeville real estate market isn't the same as it was during the rapid appreciation years, but homes are still selling, and buyers and sellers can both make successful moves with the right information.
