The Ponchatoula real estate market continues to show steady buyer activity, but the balance between buyers and sellers has changed considerably compared with the extremely competitive markets of a few years ago. Buyers have more homes to choose from, while sellers are still seeing strong sale prices when their homes are priced and marketed correctly.
According to the August/September RPR Market Trends Report, Ponchatoula had 4.39 months of inventory, a median sold price of $270,537, a 98.5% sold-to-list-price ratio, and a median 24 days in RPR during August. One month doesn't establish a long-term trend, but the five-year chart on page 6 of the RPR report shows something important: Ponchatoula home prices have generally moved higher from the levels seen in 2021, although there have been noticeable month-to-month fluctuations.
At the same time, sellers shouldn't assume that every home will command a higher price simply because the median increased. Pricing, condition, location, competition and buyer demand within an individual neighborhood can produce very different results.
That's why I prefer to look at the specific neighborhood and comparable sales rather than relying on a citywide number when helping a homeowner determine what their property may sell for.
